Smart building management for SMEs: How small and mid-sized real estate projects benefit from cost-effective BMS solutions

An innovative service concept from the Belgian HVAC specialist Thersa delivers highly cost-efficient building management – ideal for small to mid-sized properties. The concept is built on intelligent solutions from SAUTER.

 

 

The digital transformation in building management is well underway. The many advantages of digital building management systems (BMS) are now universally acknowledged. Yet until recently, it was primarily large companies that were able to benefit from them. For small and medium-sized businesses, the high investment and operating costs of the required IT infrastructure often proved prohibitive. Since 2023, an affordable solution has been available for small and medium-sized enterprises (SMEs). In cooperation with SAUTER Belgium, Thersa – a Belgian specialist in heating, sanitation, ventilation and eco-energy – offers smart building management in the form of a Software-as-a-Service solution for projects of all sizes. This innovative service concept has already proven its value in the two years since its launch. A key factor for integration on the operator side is the modu630-RT BACnet/SC router from SAUTER.

 

The solution

To unlock the full benefit of a digital BMS, all that building operators need is a secure Internet connection to a BACnet/SC hub operated by Thersa. This connection is enabled by the modu630-RT BACnet/SC router from SAUTER’s modulo 6 system family. The compact device acts as a central element in the customer’s building and room automation network, ensuring secure data transmission to the externally hosted management software. The modu630-RT router communicates exclusively using the encrypted BACnet/SC protocol and operates in an outbound-only principle. This guarantees end-to-end encryption and effectively prevents unauthorised access. No complex firewall setups or VPN solutions are needed, and communication remains exceptionally secure and user-friendly.

 

 

As for the data, Thersa provides its customers with the web-based integration platform SAUTER Vision Center (SVC), hosted on its own servers, as a central and modular software solution for building, energy and maintenance management. This all-in-one tool reliably and precisely records all building data transmitted by the local modu630-RT BACnet/SC router, enabling convenient remote control, analysis and visualisation of building functions. Access to the SVC environment via SAUTER Remote Management is risk-free thanks to multi-factor user authentication and a secure network connection.

 

The result

After two years on the market, one thing is clear: Thersa has successfully identified a key trend with its innovative service concept. By eliminating the need for expensive in-house infrastructure – including regular hardware updates, licence fees and dedicated IT staff – operators of small to mid-sized building projects with tight budgets now have access to a professional and secure BMS. The steadily growing user base clearly indicates the concept’s great potential.
